The Only Thing Short in a Short Sale is the Payoff

Although I keep telling myself, and my clients, to not be surprised by anything the banks do in a short sale, it's sometimes hard to heed my own advice.  Last night I got the dreaded call from the buyers agent "my clients have found something else and can no longer wait for the banks to approve their offer".  This is just so frustrating and despite all of my efforts to keep the first time buyer and the buyers agent involved (weekly updates even though there's generally nothing to report, a slow and steady stream of disclosures, etc) it's just so hard for buyers, especially first time home buyers, to wait out the process.  This one was with Wells Fargo and they are generally pretty good with their time frames but now 10 weeks into the 6 to 8 week process I find myself without a buyer.  The new MLS rules which everyone seems to think is a great thing (although I disagree), requires the status of the property be put into pending, backup, or contingent, basically meaning that nobody has been looking at this listing for the past 10 weeks.  

 

I'm sure this is happening hundreds, if not thousands of times a day around the country but each time this happens, and banks take even longer than their normally long time to respond, they ultimately end up losing even more money.  I realize that there is quite a bit to consider for the banks and their decision, but it seems pretty clear that the normal 6-8 week period once they have and offer really is about 7 weeks of nothing happening and one week of the file actually being looked at.  I'm certainly looking forward to the process becoming more efficient and hopefully uniform in the coming months.

Getting Lucky and Loving Every Minute of It....

One thing I've written about in the past is how much I like the fact that every different kind of personality can not only survive in this business...but thrive.  The reason that so many various personality types can make it in this business is that ultimately it's a people business.  Clients are as varied as agents with some experiences certainly better than others.

And lately I've just been plain lucky.  For whatever reason every client I've worked with lately has been great and as I've seemed to tell most of them lately...it's a real bonus when you like the person or people that you're working with.  That isn't to say that every escrow lately has been great....but the people have.

It's sort of a cliche in real estate to say that the best part is helping people find a great home, but it really is and it makes it that much better when they're good people.  I've recently helped a young couple with their first home, helped some "empty nesters" downsize, and helped several couples and families with short sale situation who have found themselves in a difficult situation.  Whether it's something I'm doing or just dumb luck....it sure is nice to like what you do, and help some great people along the way.

Manhattan Village Real Estate Update - November 2009

Well things seem to have slowed a bit in Manahattan Villagewith only one home currently in escrow and 8 homes currently active and for sale with an average days on market of 70 days.  Of the 8 active listings the lowest priced home is bank owned (REO) and listed at $775,000 with the highest priced home at $2,249,000 and the average being $1,164,000.  In addition to the one bank owned home at 12 Monterey Ct, there is an additional short sale at 42 Dover Pl with the other homes being standard sales.  3 of the homes are Manhattan Village court homes, 3 are townhomesand the two single family homes are located at 19 Bridgeport and 11 Chatham.  4 homes closed escrow since September 1st with and average sales price of just over $760,000.  Click here or on any listing to view the current Manhattan Village homes for sale.Manhattan Village Real Estate

Manhattan Beach Hometown Fair October 3rd and 4th

If you're looking for a fun family event the 37th annual Manhattan Beach Hometown Fair is happening this weekend at Live Oak Park near city hall.

The fair begins at 10am on Saturday and has something for everyone with games for the kids, art and craft booths for the shoppers, a 10K for those looking for a challenge, plenty of food, a beer garden for the grown ups and plenty of entertainment.  The games and food booths are non-profit and generally organized and run by local groups and charities. (I'll be having sponges thrown at me with my daughters Adventure Guide group).
