Never Underestimate the Emotions in Real Estate

I had two recent closings that made me take a moment and really think about how real estate is more than just a transaction or deal.  One was a short sale listing of mine and the other a standard sale.  Both showed little to no emotion about selling the homes during most of escrow until the end, when the finality of closing escrow really means.  The first, being a short sale, seemed mostly relieved that the sale may actually happen and they could move on with their lives.  It didn't strike me just how emotional it was when I asked them if they could help the new owner open a door that seemed locked and the response was that it was just going to be too painful to go back.  Even with a short sale it's still a home full of memories and emotions.

The second client of mine showed absolutely no emotion, but when it was the day of the "final look" she really had a hard time.  We often get so caught up in the challenges of selling a home and navigating it through escrow that it's easy to forget that it's more than just a deal and it's the end of a chapter of someone's life.  It's nice to be reminded of that once in a while.

Two Very Exciting Words......Standard Sale!

I was responding to a comment on one of my foreclosure posts and the other Realtor had commented that foreclosures can be such a pain.  There are no arguments here which led me to think about how excited I am when a client contacts me with real interest in a home and I look at the listing and it says "Standard Sale".  I think there might literally be a sigh of relief.  I have loads of experience with short sales but that sure doesn't mean I don't appreciate the simpler challenges of a standard sale.

El Camino Village Real Estate - By the Numbers

El Camino Village is a small pocket of Lawndale and Gardena with a very different feel than the surrounding areas.  I is an unincorporate part of LA with mailing addresses in both Gardena and Lawndale and the area is bordered by Crenshaw Blvd to the east, Prarie to the West, Manhattan Beach Blvd to the south and Marine Ave to the north.  El Camino Village has a very unique neighborhood feel with a wonderful quality of livng as it is a very walkable neighborhood with local schools often just around the corner, and is primarily zoned for single family homes only with very few larger apartment buildings.

  • Active SFR home listings - 6 - Median price $300,000 - Avg Days on Market - 74
  • Pending SFR home listings - 4 - Median price of $287,000
  • Sold SFR homes since December 2011 -8 - Median price $390,000 - Avg Days on Market 73

Keep in mind median prices are skewed by the sizes of the homes as the recently sold homes were almost all large for the area while the active listings are very small for the area with most only 2 bedrooms.

This house is a must see!.....Subject to interior inspection.

I feel like I've seen this a lot lately but I just came across this again today and every time I see it I have to wonder.  What are you thinking?  In addition to pointing out that this is a "must see" but there is no access to the home, there are no pictures!  Why in the world would I want to promote this to my buyers?  This latest one goes so far as stating "Don't wait bring your clients".  Bring my clients....to see the outside? 

We've all dealt with less than eager tenants and with multi unit properties I understand that the reality is often that it's going to be subject to inspection, but if I can't see it.....don't tell me it's a MUST SEE!  A picture might help as well.

How can someone with such a low Google Page Rank show up so high?

I was looking at the competition today and typed in some keywords in Google and had a page show up that I really didn't understand.  Other than the domain name, which was pretty ideal and probably purchased long ago, the site was pretty terrible, didn't appear optimized in any way, and had a very low page rank.  I'm sure the mysteries of the Google algorithm are what gets many SEO experts paid, but this just didn't seem to make sense to me.  How can such a bad, low ranking site, show up so high...just the domain name?  I thought Google was smarter than that?

Hermosa Beach Market Update - By the numbers......

As a specialist in Hermosa Beach real estate as well as a resident, my clients and neighbors always want to know how the real estate market in Hermosa Beach is doing.  Currently there are 80 active MLS listings.  Of these there are:

  • 43 single family homes - view current SFR's for sale in Hermosa
  • 24 townhome listings - view current townhomes for sale
  • 13 condominiums (4 of these are condo hotel listings at Beach House Hermosa on the Strand)
  • 71 standard listings
  • 7 short sale listings, 2 bank owned homes
  • Lowest price is $335,000 for a 2 bedroom condo on Prospect at The Victorian
  • Highest price is $18,899,000 for a double lot 10,000 foot single family ocean front home located at 2909 The Strand
  • 5 ocean front Strand homes (in addition to the Beach House Hermosa units)
  • Median active home price $1,095,000

Closed sales during September 2011 - View the sold homes in Hermosa Beach

  • 15 total sales, of which 10 were single family homes, 4 condominiums and 1 townhome
  • 4 of the sales were short sales, 1 of the sales was bank owned (REO)
  • Lowest price was $439,000 for a 2 bedroom condominium at the Appletree at 1600 Ardmore
  • Highest price was $1,730.000 and was actually the bank owned home.  The home itself was odd to say the least but great views, newer construction (wasn't new but never lived in) and very large a block from the beach.
  • Average price was $933,000
  • Average days on market was 146
