Summer finally making an appearance in the Beach Cities

Life at the beach is wonderful.....that's why we live here and why home prices are so high.  Unfortunately living in Hermosa Beach and Manhattan Beach we get to experience what's known as June gloom.  When the water is a certain temperature and the air is a certain temperature we get an annoying marine layer of fog that usually ends on command with the 4th of July weekend.  Unfortunately this year we had May gloom, June gloom, July gloom.....well you get the point.  But finally summer arrived...just in time for fall but we'll take what we can get.

It's nice to be reminded once in a while of just why we live here!

Luxury Market in Manhattan Beach Remains Relatively Strong

While many reports tout the dire situation in the housing market it's often assumed that the luxury real estate market in higher end cities such as Manhattan Beach certainly must be slow to non existent.  Surprisingly that's simply not the case.  Since August 1, 2010 9 homes have sold for over $2,000,000 with an additional 6 homes in escrow.  While the numbers are certainly lower than during the peak of the market, they are far different from the perception that nothing is selling in the luxury market.  The demand for Manhattan Beach luxury real estate has remained strong despite the challenges that the jumbo mortgage market presents.  Click to view current Manhattan Beach real estate listings by price or view recent Manhattan Beach home sales.

Torrance Bank Owned Homes on the Rise

With short sales probably being the best way to find "deals" in the South Bay and Torrance, many home buyers simply don't want to put up with the delays and unknowns that go along with buying a short sale home.  Although often not priced quite as aggressively REOs or bank owned homesare possibly the next best thing as the lenders have gone through the foreclosure process, own the home outright, and are generally willing to sell for the list price, without the endless levels of beaurocracy involved.  Torrance offers an abundance of these bank owned homes with some in great condition and move in ready while others need some work but the prices are often below market value regardless.

Hermosa Beach Real Estate - Foreclosure Update September 2010
