Fusion South Bay Townhome Update - October 2011

Currently there are only 5 townhomes on the market in Fusion which is a significant decrease from the summer.  Of the 5 two are short sale properties and the other 3 are standard sales.  There is currently one property in escrow but as it's a short sale there is no current set closing date.  Due to the potential litigation issues in Fusion there has only been one closed escrow since the beginning of the year.

Fusion South Bay Impacted by Short Sales

Fusion South Bay, one of the few relatively newer construction complexes in the Beach Cities vicinity has been hit rather hard by a wave of short sale listings which have certainly impacted prices.  As the first wave of owners primarily bought when construction was finished in 2005-2007 unfortunately this was at the very peak of market prices.  Currently there are an abundance of listings with very few sales partly due to a potential litigation against the builder.  While certain lenders are still doing loans in Fusion, it has slowed down sales fairly dramatically compared with the brisk sales of late 2010.

There has only been one sale in the past few months and ironically the buyers flipped the home and it is now the only current pending sale.

Opportunity in the South Bay - Fusion Townhome Update May 2011

Prices previously unheard of are the biggest news in Fusion South Bay with home prices down as inventory continues to rise.  The townhomes were built from 2005-2007 and have a much newer feel than just about anything else in the area in a similar price range.  Currently there are 8 homes on the market ranging in price from $369,900 for a Plan A bank owned condo at 5512 149th #10 to a rare J Plan currently priced at $610,000 at 5410 149th Pl #11 but soon to be reduced according to the owner.  Click below to view the various floorplans.

Inventory on the Rise in Fusion South Bay

If you are looking for new construction near the Beach Cities of Manhattan Beach, Hermosa, Redondo or El Segundo and are looking for a price near or below $500,000 your options are very limited.  Many home buyers looking for something like that go just east of Aviation to Fusion South Bay.  Built in 2005-2007, the homes are beautiful and modern and are priced hundreds of thousands cheaper than things in the neighboring cities.  Prices have generally ranged from the mid $400's for a smaller 2 bedroom to the high $600's for the largest 3 bedrooms but with a wave of foreclosures and short sales opportunity exists and inventory is high.  Currently there are 7 units on the market ranging from an unheard of $360,900 for a bank owned unit at 5512 #10 (see a map of the Fusion South Bay community) which is an A floorplan to $610,000 for a 3 bedroom home.   Click below for a list of the current Fusion townhomes for sale.

Fusion South Bay Market Active Once Again - June 2010

The Fusion South Bay real estate market has continued to be far more active than the surrounding areas with 7 homes having sold and closed escrow since mid April.  Of the 7 homes all were standard sales other than the home at 5401 W 149th Place #3 which was a short sale.  Eliminating the one short sale listing the average days on market was only 27 which is well below the area average.  

There is currently one 3 bedroom unit in escrow with a list price of $599,000 and was only on the market 7 days.  The 3 bedroom units are fairly rare and the demand is generally high.

Hot Market in Fusion South Bay

The real estate market in Fusion South Baycontinues to be very active with 8 homes currently for sale and all but one of them in escrow.  Only the 2 bedroom unit at 5412 #10 is currently available with 7 homes currently at some point in the escrow process.  Fusion South Bay is a fantastic community built in 2006 and is in the Hollyglen neighborhood of Hawthorne, adjacent to Manhattan Beach.  Of the 8 homes only 2 are short sales which is very unusual for homes built in 2006 which was the peak of the South Bay market.  Visit our Fusion South Bay page for information on current homes for sale.

Hollyglen Market Update - Inventory Up in February 2010

One of the more hidden neighborhoods in the South Bay is the area of Hawthorne known as Hollyglen.  With it's own award winning school system, tree lined and inviting neighborhoods with only single family home, and a great location Hollyglen is a great option for many buyers that find themselves priced out of nearby El Segundo, Redondo Beach and Manhattan Beach.  As the area is fairly small and the demand is usually quite high, homes often sell quickly and prices have held firm.  The inventory of homes west of the 405 San Diego Freeway hasn't been this high in quite a while and the average days on market of 80 is very unusual.

Currently there are 6 active single family homes on the market with an additional 3 currently in escrow.  The average price of the active Hollyglen homes for sale is around $579,000, with the average of pending sales being $554,000.  Since September 2009 there have been 21 closed home sales with the average closing price being just under $524,000 and the homes can be viewed on our Hollyglen recent sales page.  View the current listings and pending sales below and click on any listing to see additional information.
