As a specialist in Hermosa Beach real estate as well as a resident, my clients and neighbors always want to know how the real estate market in Hermosa Beach is doing.  Currently there are 80 active MLS listings.  Of these there are:

  • 43 single family homes - view current SFR's for sale in Hermosa
  • 24 townhome listings - view current townhomes for sale
  • 13 condominiums (4 of these are condo hotel listings at Beach House Hermosa on the Strand)
  • 71 standard listings
  • 7 short sale listings, 2 bank owned homes
  • Lowest price is $335,000 for a 2 bedroom condo on Prospect at The Victorian
  • Highest price is $18,899,000 for a double lot 10,000 foot single family ocean front home located at 2909 The Strand
  • 5 ocean front Strand homes (in addition to the Beach House Hermosa units)
  • Median active home price $1,095,000

Closed sales during September 2011 - View the sold homes in Hermosa Beach

  • 15 total sales, of which 10 were single family homes, 4 condominiums and 1 townhome
  • 4 of the sales were short sales, 1 of the sales was bank owned (REO)
  • Lowest price was $439,000 for a 2 bedroom condominium at the Appletree at 1600 Ardmore
  • Highest price was $1,730.000 and was actually the bank owned home.  The home itself was odd to say the least but great views, newer construction (wasn't new but never lived in) and very large a block from the beach.
  • Average price was $933,000
  • Average days on market was 146

Hermosa Beach Oceanfront Strand Homes Update for July 2011

Hermosa Beach CA - July 27th 2011

Real estate activity on the Hermosa Beach Strand has picked up significantly over the past few months with some very notable sales, new listings and price reductions.  (See also Manhattan Beach Strand Update)is a 3 bedroom condo. A similar unit in the same building at 638 The Strand recently closed with a sale price of $1,560,000 which wasn't far off of the list price of $1,599,000.  The two most notable sales were at 2408 The Strand, which was a vintage beach house on an over sized lot.  Originally priced at $16.5M in 2009 the home closed escrow at $8.0M which was a fantastic deal for the location and size of the lot which was just over 7600 sq ft.  The other big sale was of 2826 The Strand, a brand new over sized home on an over sized lot.  The home itself showed an unheard of 8000 square feet with all of the luxury attributes including elevator, exercise room, media room/bar area, and 3 story glass water feature.  The sale was being touted as the highest MLS sale in Hermosa Beach at $12.6M after being listed at $14.9M.  Other sales included 2666 The Strand a fixer on an unusual lot closing at $6.0M and the aforementioned condo at 638 The Strand.  Currently one home is pending after an aggressive price reduction at 1534 The Strand.  The sales price is unknown at this point but the home had just been reduced to $3.99M and quickly went under contract.  If oceanfront living is the ideal but prices aren't you may want to consider ownership of a unit at The Beach House.   Boutique hotel room units are individually owned and currently there are 4 units for sale

May 2011 a big month for Hermosa Beach home sales

Hermosa Beach Living At It's Best - Oceanfront Homes on The Strand

Inventory of luxury homes on the oceanfront street known as The Strand continues to sit relatively unchanged and has even increased as of late with a new corner lot listing in North Hermosa at 2444 The Strand on an oversized 6000+ foot lot coming on the market just under $8.0M.

The Strand homes currently for sale offer some very unique opportunities with several corner lot properties being offered which not only allows for added outdoor space on the walk street, but offers views from at least two directions instead of only the straight on view.  The corner lot homes are located at 3205, 2444, and 100 The Strand.  In general the higher the address the more desirable the location for several reasons.  In addition there are several oversize homes currently for sale with over 6000 feet located at 3001 The Strand, 8000 feet of living space in the new construction 2826 home and 9894 square feet located on the double lot at 2909.  Although open houses are minimal on many of these homes, all are available to tour with appointment.  See below for information or visit our Hermosa Beach Oceanfront Homes information page to see all Strand properties.

Oh How I Love Hermosa Beach

I've lived and worked in Hermosa Beach for a very long time and it just never ceases to amaze me just how much I like this town.  What makes Hermosa Beach so unique, even when compared with it's neighbors Manhattan Beach and Redondo Beach, is the small town feel if offer while being part of such a metropolis like Los Angeles.  Yesterday offered a series of races for kids and adults and it was hard to walk 50 feet in the Pier Plaza area without running into friends and colleagues.  With one elementary school, one middle school, a quaint downtown area and the center of the social life, the beach and The Strand, it's just hard to beat.  As a Realtor is give the ability to truly believe in what I'm selling...buying a home here just isn't a tough sell.  Oh yea....the weather's not too bad either.

Saving Hermosa Beach Schools

As both a parent of 2 school age kids in Hermosa Beach and a Realtor who understands that schools greatly impact home values in our community, I attended the most recent school board meeting in which the topic of discussion was how our small school system could not last long in this current environment of cutbacks.  One of the big complaints by the many parents that attended the meeting was that there hadn't been a good resource to better understand what was going on.  As many parents were there because we simply didn't know what the problem was, let alone any possible solutions.

As a response, one of the attendees immediately went home and created a website.  Visit http://www.savehermosaschools.org/ to get a handle on the problem, the various solutions, and hopefully an ongoing discussion of how the community can help.
