Manhattan Village Real Estate Update - November 2009

Well things seem to have slowed a bit in Manahattan Villagewith only one home currently in escrow and 8 homes currently active and for sale with an average days on market of 70 days.  Of the 8 active listings the lowest priced home is bank owned (REO) and listed at $775,000 with the highest priced home at $2,249,000 and the average being $1,164,000.  In addition to the one bank owned home at 12 Monterey Ct, there is an additional short sale at 42 Dover Pl with the other homes being standard sales.  3 of the homes are Manhattan Village court homes, 3 are townhomesand the two single family homes are located at 19 Bridgeport and 11 Chatham.  4 homes closed escrow since September 1st with and average sales price of just over $760,000.  Click here or on any listing to view the current Manhattan Village homes for sale.Manhattan Village Real Estate

Manhattan Beach Strand Update for October 2009

When most people think of the ideal South Bay home, they pictures panoramic views of the ocean, Palos Verdes and Catalina, sounds of the surf, and cool ocean breezes.  Nowhere is that ideal more the reality than the ocean front homes of the Manhattan Beach Strand.  In other markets these homes would often sell without even going on the market, but these days most Strand listings have been on the market for some time.  There are currently 5 ocean front homes for sale (one off market) ranging from $2,750,000 to over $12,000,000.

Manhattan Beach Hometown Fair October 3rd and 4th

If you're looking for a fun family event the 37th annual Manhattan Beach Hometown Fair is happening this weekend at Live Oak Park near city hall.

The fair begins at 10am on Saturday and has something for everyone with games for the kids, art and craft booths for the shoppers, a 10K for those looking for a challenge, plenty of food, a beer garden for the grown ups and plenty of entertainment.  The games and food booths are non-profit and generally organized and run by local groups and charities. (I'll be having sponges thrown at me with my daughters Adventure Guide group). Prepare to be invaded.....Surf Festival 6 Man Volleyball Tournament this weekend

If your idea of a relaxing weekend is spending it with thousands upon thousands of beachgoers all dressed as if it were Halloween, then the Manhattan Beach Surfest volleyball tournament is for you.  Starting Saturday August 1st Manhattan Beach is invaded by an endless parade of oddly dressed volleyball players and spectators.  How can you beat high level volleyball with matchups such as the LA Lakers (with Sasha in the front row) vs team Magnum PI (Hawaiian shirts, mustaches, and Detroit Tiger hats required)....or the pro wrestling team (they bring their own wrestling ring) with Hulk Hogan and Andre the Giant battling against the Irish water polo team.  What makes this tournament unique isn't the costumes or the crowds, but those factors combined with the level of volleyball with the top teams players coming from the AVP, collegiate all-Americans, and olympians. 

Manhattan Beach 6 Man

The tournament starts on Saturday morning with top teams continuing on until Sunday.  If you're looking to spend the day with 15,000 of your closest friends......find your way down to the Manhattan Beach Pier.

Are South Bay foreclosures really the "deals" they're made out to be?

With prices in the South Bay becoming more affordable and interest rates at historic lows, more buyers are deciding that the time is now to purchase a home.  In the current market many buyers are more focused on finding a "deal" than finding a great home.  They approach me hoping to find these  bargains that they've heard about and are concentrating solely on the foreclosure market.   It's understandable as the news and headlines (as well as some sales pitches from realtors, internet companies, etc) are all touting finding these homes as a simple process and a get rich quick scenario. They make it sound simple to find a home and buy a home that's way below market value.  So is this the best approach and is this the reality in the South Bay?   

While searching for distressed homes can be a good way of finding homes that are priced well, the reality is that the homes that are priced well below market usually end getting bid up and selling for much closer to market value.  I recently had a client interested in a 2 bedroom home in a great neighborhood of Gardena.  The price was $284,000 which was a steal.  My clients put in an offer of $300,000 and didn't get the home which eventually sold for $365,000 (which is no longer much of a deal!)

Buyers must keep in mind that they're not the only ones searching for these deals....and when they do come along it's often a multiple offer situation in which the home sells for way over they're asking price.  So although South Bay REOs and short sales can be worth looking into, there are also a number of homes that are traditional sales with motivated sellers...and you may not have to compete with other buyer to get them.
