Hot market in Manhattan Village - August 3, 2010

Manhattan Village real estate has picked up some steam in the past few weeks with almost all inventory now in escrow.  There are currently 7 Manhattan Village townhomes or courthomes in escrow with only one active townhome listing at 24 Malaga Pl.  In addition there is another plan 1 court home due on the market later in the week.  As court homes are often the most affordable housing option in Manhattan Beach the market has picked up in this lower price point in Manhattan Beach as interest rates for conforming loans has remained as historical lows.  Of the homes currently in escrow 3 are Plan 1 Court Homes, 3 are Plan 2 Court homes, and one is a Plan 6 Townhome.

Prepare Yourself for the Invasion - Manhattan Beach Surf Festival Volleyball Tournament

I've posted many blogs about upcoming events in the South Bay and each has it's own charm and appeal but this event has to be considered one of the biggest spectacles of the year.  Coming this weekend, July 31st and August 1st is the event known as the International Surf Festival.  The various events include the pier to pier swim, lifeguard competitions and many others, but none draws the attention of the Charley Saikley 6 Person Volleyball Tournament.  Although the city is trying to dramatically reduce the crowds (estimated at 70,000 participants and spectators in 2009) and some of the rowdy behavior, it is still something to see.  It is a combination of Halloween on the beach, with many teams dressed up in everything from the WWF (with wrestling ropes on their court, to the Lakers (often having actual Lakers on their team) and team Magnum PI,  to team Oompa Loompas.....and just about everything else in between.  It's not just the craziness that makes it unique, but there is some unbelievable volleyball with many participants from the AVP, US and other countries national teams, and many high level college players.  The event is certainly a big party on Saturday with Sunday becoming far more serious.  As mentioned the city is taking this far more seriously this year in terms of crowds and keeping everything calm, but it's still quite a sight to see.

Tour of Manhattan Beach - What is the Green Belt Anyway

For those of us that live in Manhattan Beach or Hermosa Beach the green belt is something we use or drive past on a daily basis.  For those not in the area or relocating to the South Bay it may not be quite so obvious.  So what is this green belt anyway?

The Green Belt is the Path Winding it's way through the above picture

The green belt is a landscaped path that cuts through the middle of both Manhattan and Hermosa and is a popular place to walk dogs, go for a run, or just a pleasant route to get from here to there.  The path starts near the corner of Sepulveda and Rosecrans and winds it's way through town to eventually end in Hermosa Beach near the corner of Valley and Herondo.  The path is around 3.8 miles long and follows the old Sante Fe Railroad path. At one point the plans were to develop the old railway but thankfully it was decided to make it open spaces for all to enjoy which is nice as green space is a limited commodity in the South Bay.

Manhattan Beach Oceanfront Strand Update - Luxury Beach Living at it's Finest

The unusual abundance of oceanfront beach homes on the Manhattan Beach Strand has declined somewhat in the recent weeks as some homes have been pulled from the market and others have sold and closed escrow.  There are currently 4 homes on the market with some very unique and interesting opportunities.  The list price for 1700 The Strand is actually for a 50% undevided ownership interest which is certainly uncommon for Manhattan Beach real estate listings.  Of the other 3 homes one is a very large oceanfront townhome, one is new construction with Tuscan inspired architecture, and the other is a modern Ray Kappe design built in 1985.  For further descriptions and pictures visit our Manhattan Beach oceanfront homes site or click below.

Recent Manhattan Beach Strand Home Sales

Two oceanfront homes sold in May of 2010.  The first at 112 The Strand was a large 3 bedroom 4 bath home built in 1988.  The home was originally listed for $7,795,000 and closed for $7,334,000 and was on the market for only 20 days.  The second home was listed by several agents over the past year and although the current listing was priced at $7,999,000 and close at $7,500,000 it was originally listed for $9,795,000 in July of 2009.  The home was on a corner lot with the expected expansive views.

Manhattan Village Real Estate Update - November 2009

Well things seem to have slowed a bit in Manahattan Villagewith only one home currently in escrow and 8 homes currently active and for sale with an average days on market of 70 days.  Of the 8 active listings the lowest priced home is bank owned (REO) and listed at $775,000 with the highest priced home at $2,249,000 and the average being $1,164,000.  In addition to the one bank owned home at 12 Monterey Ct, there is an additional short sale at 42 Dover Pl with the other homes being standard sales.  3 of the homes are Manhattan Village court homes, 3 are townhomesand the two single family homes are located at 19 Bridgeport and 11 Chatham.  4 homes closed escrow since September 1st with and average sales price of just over $760,000.  Click here or on any listing to view the current Manhattan Village homes for sale.Manhattan Village Real Estate
