Oceanfront Living in Manhattan Beach - Real Estate Update on The Strand

We've seen some recent additions and a one recent sale on the prestigious Manhattan Beach Strand in the past month.  The notable sale was of 3516 The Strand at a price of $7,300,000, a Tuscan inspired home built in 2010 by Sexton Homes.  The home was most recently priced at $8,500,000 but perhaps more telling of the state of the luxury oceanfront market was that the home was originally pre-completion priced just shy of $14,000,000 in 2009.  The combination of an unusually abundant inventory of oceanfront homes, an initial price that was extremely aggressive and a much more challenging lending environment led to an almost 50% reduction from original list price. 

Currently there are 6 luxury oceanfront properties on the market in Manhattan Beach priced between $5,999,000 for 3112 The Strand to $11.0M for 1712 The Strand.  In general the luxury home market in Manhattan Beach seems to have picked up steam lately with numerous over asking and multiple offer situations on well priced homes. What's happening in the Manhattan Beach Sand Section

Manhattan Beachhas 5 distinct areas but when most people envision luxury beach living in Southern California they are picturing the Sand Section of Manhattan Beach. The sand section stretches from Hermosa Beach to the South to El Porto, or North Manhattan as the city is now calling it, to the north and features true beach living. The housing options in the area are comprised mainly of single family homes, townhomes and duplex properties, often having breathtaking ocean views and all within walking distance from the beach. Some of the most popular options in the area are the luxury oceanfront homes of The Strand and the many homes on pedestrian "walk streets".

As with much of the real estate market of the Beach Cities, the area has been less impacted by the burst of the housing bubble than most areas of the country and California, but prices have come down over the past 5 years.

Pricing of current homes is certainly critical for home buyers in the sand section but another key piece of information is the discrepancy between what homes are listed for, and what they are actually selling for.  The stronger market has done little to alleviate the often unrealistic prices that home sellers believe their properties to be worth.  This knowledge along with a keen understanding of what a specific home might actually be worth gives the buyer a much better sense of the actual affordability of the current homes.  The chart below shows the difference and trends between the prices of homes that are currently  active on the markt and those that have sold and the opposite to almost all other areas of the South Bay, the difference is actually getting larger.

Manhattan Beach Oceanfront Strand Update - Luxury Beach Living at it's Finest

The unusual abundance of oceanfront beach homes on the Manhattan Beach Strand has declined somewhat in the recent weeks as some homes have been pulled from the market and others have sold and closed escrow.  There are currently 4 homes on the market with some very unique and interesting opportunities.  The list price for 1700 The Strand is actually for a 50% undevided ownership interest which is certainly uncommon for Manhattan Beach real estate listings.  Of the other 3 homes one is a very large oceanfront townhome, one is new construction with Tuscan inspired architecture, and the other is a modern Ray Kappe design built in 1985.  For further descriptions and pictures visit our Manhattan Beach oceanfront homes site or click below.

Recent Manhattan Beach Strand Home Sales

Two oceanfront homes sold in May of 2010.  The first at 112 The Strand was a large 3 bedroom 4 bath home built in 1988.  The home was originally listed for $7,795,000 and closed for $7,334,000 and was on the market for only 20 days.  The second home was listed by several agents over the past year and although the current listing was priced at $7,999,000 and close at $7,500,000 it was originally listed for $9,795,000 in July of 2009.  The home was on a corner lot with the expected expansive views.

Manhattan Beach Strand Update for October 2009

When most people think of the ideal South Bay home, they pictures panoramic views of the ocean, Palos Verdes and Catalina, sounds of the surf, and cool ocean breezes.  Nowhere is that ideal more the reality than the ocean front homes of the Manhattan Beach Strand.  In other markets these homes would often sell without even going on the market, but these days most Strand listings have been on the market for some time.  There are currently 5 ocean front homes for sale (one off market) ranging from $2,750,000 to over $12,000,000.
