From the pet peeve department......One thing that drives me crazy is when I see a listing that states...."if it shows active, it is. Please do not call for update or status". Now I have a number of listings and do often struggle to keep up with the volume of calls that I receive asking if the home is still for sale so I do sympathize, especially for those doing REOs or bulk short sales with more listings then they can keep track of. But here's the problem....If you're going to put in the listing "don't call, listing status continually updated" then continually update it. In my experience, especially with bank owned homes....if it shows active it isn't.

Those agents can't possibly expect us to believe that from one second to the next they are at their computers updating status on their listings.
It's right up there with "SHORT SALE APPROVED< BRING YOUR BUYER!"

I see that a lot too. You have to call and check and hope for a call back.
Wow - I've never seen that. We usually call Sellers for appointments, and they let us know if they've received a contract. I only call for a status update if it's a great price on a home, and I can't believe it's still on the market.
Right-- they say -- "the MLS is updated every 2 hours - if it says active it is" -- right ? most times not so.
"Don't call for status" TRANSLATION: "Don't call me about any questions until you have an accepted offer from me - I don't want to talk to you until then. And even then, I don't really want to talk to you..."
And further... "Don't expect much information on the MLS listing. I don't have time to tell you about the heating and cooling, or check to see if there are actually 3 bedrooms when there are really only 2, or even take pictures of the inside of the property. Just be happy if there is one exterior photo."
