So What is a 3 on a Lot Townhome - Understanding Redondo Beach Real Estate

Redondo Beach offers a wide variety of housing options for just about everyone's budget. While many buyers originally come to me in search of a single family home, they often find that they're priced out of the  single family home market in Redondo. Most are hesitant when they hear the word townhome picturing a complex of hundreds of units but that's not always the case. In the South Bay, and most prominently in Redondo Beach, we have what's known as 3 on a lot and two on a lot townhomes. 3 on a lot towhomes are more prevalent in Redondo Beach than the surrounding communities due to the zoning and the large lots. Basically the original bungalow or duplex built in the 40s and 50s were torn down at some point and the zoning allowed for multi unit buildings. Three on a lot townhomes definitely have somewhat of a single family feel and compared with single family homes in similar price ranges (if there are any) they are far newer, larger, and more upgraded.

Prices for these type homes range fairly dramatically based on age and location with the lowest recent sale priced at $440,000 which was a short sale and basically an unheard of price (at least $85K below market value) up to almost $900K for a townhome in South Redondo within walking distance to the beach

I’ve never heard that terminology before. Quite interesting, and not really surprising for such a great beach community.
