      <title>Manhattan Beach is alive, kicking......and thriving!</title>
      <description>&lt;p&gt;Whether it is just a temporary blip in the market or the beginning of the long awaited turn around is yet to be determined but the market activity since the beginning of the year has been a dramatic change from the end of 2011. &lt;a href="http://www.keithkylehomes.com" title="manhattan beach real estate information"&gt;Manhattan Beach real estate&lt;/a&gt;has always remained strong, from a pricing perspective, compared with most of California, but recently we've scene numerous sales with multiple offers, over askin price offers and very brief days on market.&lt;/p&gt;

&lt;p&gt;The chart above says everything....with a huge jump in pending home sales not seen in years. As of March 16th there are 86 &lt;a href="http://www.keithkylehomes.com/AreaInfo/Manhattan-Beach-Real-Estate.htm" title="manhattan beach home sales"&gt;pending home sales in Manhattan Beach&lt;/a&gt; which is truly an unbelievable number. With median home prices around 1.3M, there are few lower priced options in the area and homes sales have remained strong in the &lt;a href="http://www.manhattanbeachluxuryrealestate.com/" title="manhattan beach luxury homes and real estate"&gt;luxury home market in Manhattan Beach&lt;/a&gt;, with 36 of the pending sales priced at $1.5M or higher. &lt;a href="http://www.keithkylehomes.com/Recent_South_Bay_Home_Sales.htm" title="February 2012 home sales in Manhattan Beach"&gt;View the closed sales in Manhattan for February of 2012&lt;/a&gt;.&lt;/p&gt;</description>

      <description>&lt;p&gt;I have sold a number of homes in the gated community of Fusion South Bay and often times the home search starts elsewhere.&amp;nbsp; It is just east of &lt;a href="http://www.keithkylehomes.com" title="manhattan beach real estate"&gt;Manhattan Beach&lt;/a&gt; and just north of &lt;a href="http://www.searchredondobeachmls.com" title="redondo beach MLS"&gt;Redondo Beach&lt;/a&gt; and it is located in an &lt;a href="http://www.keithkylehomes.com/AreaInfo/Hollyglen-Del-Aire-Real-Estate.htm" title="Hollyglen and Del Aire"&gt;unincorporated part of Hawthorne known as Hollyglen&lt;/a&gt;.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Although it doesn't quite enjoy the status of both Manhattan or Hermosa, it also doesn't come with the same price tag which is how I often end up showing homes there.&amp;nbsp; The typical buyer is a first time buyer currently living in the Beach Cities and hoping to make their transition into home ownership.&amp;nbsp; The challenge that we often run into is that in the usual sub $500K price range, the options in North Redondo Beach are often fairly old with few upgrades.&amp;nbsp; The price range in Manhattan Beach is virtually non-existent.&amp;nbsp; The &lt;a href="http://www.keithkylehomes.com/AreaInfo/Fusion-South-Bay-Townhomes.htm" title="fustion south bay townhomes"&gt;townhomes of Fusion&lt;/a&gt; are often a great alternative.&amp;nbsp; The complex offers a comparable location and for the same, or less money, you just get more.&amp;nbsp; Built from 2005-2007, the homes are newer, more upgraded, often larger with landscaped grounds, pool, spa and some nice entertainment areas.&amp;nbsp; The units range from smaller A and B units with 2 bedrooms and a one car garage, to larger 3 bedroom units with over 1700 square feet.&amp;nbsp; In addition the complex is located in a pocket that is within the award winning Wiseburn School District.&amp;nbsp; Visit our &lt;a href="http://www.keithkylehomes.com/AreaInfo/Fusion-South-Bay-Townhomes.htm" title="fusion south bay mls listings"&gt;Fusion Townhome MLS listings&lt;/a&gt; page for the current units for sale.&amp;nbsp; In years past values were almost exclusively $500K+ but with recent events including a now resolved litigation threat, and a number of foreclosures and short sales, some units have sold in the high $300s....for very nice homes.&lt;/p&gt;

      <title>Never Underestimate the Emotions in Real Estate</title>
      <description>&lt;p&gt;I had two recent closings that made me take a moment and really think about how real estate is more than just a transaction or deal.&amp;nbsp; One was a short sale listing of mine and the other a standard sale.&amp;nbsp; Both showed little to no emotion about selling the homes during most of escrow until the end, when the finality of closing escrow really means.&amp;nbsp; The first, being a short sale, seemed mostly relieved that the sale may actually happen and they could move on with their lives.&amp;nbsp; It didn't strike me just how emotional it was when I asked them if they could help the new owner open a door that seemed locked and the response was that it was just going to be too painful to go back.&amp;nbsp; Even with a short sale it's still a home full of memories and emotions.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;The second client of mine showed absolutely no emotion, but when it was the day of the "final look" she really had a hard time.&amp;nbsp; We often get so caught up in the challenges of selling a home and navigating it through escrow that it's easy to forget that it's more than just a deal and it's the end of a chapter of someone's life.&amp;nbsp; It's nice to be reminded of that once in a while.&lt;/p&gt;</description>

      <description>&lt;p&gt;I was responding to a comment on one of my foreclosure posts and the other Realtor had commented that foreclosures can be such a pain.&amp;nbsp; There are no arguments here which led me to think about how excited I am when a client contacts me with real interest in a home and I look at the listing and it says "Standard Sale".&amp;nbsp; I think there might literally be a sigh of relief.&amp;nbsp; I have loads of experience with short sales but that sure doesn't mean I don't appreciate the simpler challenges of a standard sale.&amp;nbsp;&lt;/p&gt;

      <title>Spotlight in Redondo - 615 Esplanade - The Sand Castle</title>
      <description>&lt;p&gt;As part of our ongoing tour of&lt;a href="http://www.keithkylehomes.com/" title="south redondo beach real estate"&gt; South Redondo Beach real estate&lt;/a&gt;, today we take a look at one of the &lt;a href="http://www.southbayoceanfront.com" title="oceanfront condominiums in redondo beach"&gt;oceanfront condominium complexes&lt;/a&gt; in South Redondo Beach known as The Sand Castle.&amp;nbsp; The Sandcastle is located at 615 Esplanade.&amp;nbsp; The Sand Castle consists of two buildings with panoramic ocean views from both (the exception is the 5th floor which is actually the 1st floor of the rear building.&amp;nbsp; The 5th floor does have views but overlooks the roof of the front building so no sand or wave views which makes that location more affordable and less valuable).&amp;nbsp; The Sand Castle has 96 units of which most are 1 bedroom with 719 square feet.&amp;nbsp; The layout has the bedroom in the back with the kitchen in the middle overlooking the living room in the front.&amp;nbsp; As mentioned above most units directly overlook the sand and surf making this a great place to own as a beach house, rental unit, or vacation home.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;There are a few larger units but sales are very rare with the last 2 bedroom selling in 2007 for $772,500 and a very unique 4 bedroom penthouse (was originally 2 2 bedroom unitsthat were combined) selling in 2010 for over $1.5M.&amp;nbsp; The larger 2 bedrooms are only top floor units (both buildings) so views are unbelievable.&amp;nbsp; One bedroom units have sold for a low of $335,000 for a bank owned on the 5th floor (limited views) to over $600,000 for a remodeled oceanfront unit.&lt;/p&gt;

      <description>&lt;p&gt;I feel like I've seen this a lot lately but I just came across this again today and every time I see it I have to wonder.&amp;nbsp; What are you thinking?&amp;nbsp; In addition to pointing out that this is a "must see" but there is no access to the home, there are no pictures!&amp;nbsp; Why in the world would I want to promote this to my buyers?&amp;nbsp; This latest one goes so far as stating "Don't wait bring your clients".&amp;nbsp; Bring my clients....to see the outside?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We've all dealt with less than eager tenants and with multi unit properties I understand that the reality is often that it's going to be subject to inspection, but if I can't see it.....don't tell me it's a MUST SEE!&amp;nbsp; A picture might help as well.&lt;/p&gt;
